It's important to understand how homebuyers think in today's market. These are the important things to keep in in mind:

1. Overall marketing: Always keep in mind how you're addressing buyers' thoughts and concerns about homes that are out there and reflecting it in your marketing strategy. 

2. Local and hyperlocal trends: Have this information down pat, even down to the block. This allows you to address any and all questions your target buyer might have.

3. Condition, pricing, and staging: Think about how they all appeal to today's buyer. Pricing is important in any market or any area. Your Realtor can help you best position your home within the market, but it really comes down to three things: location (you can't change it, but you can play up why your home's location is great), size of your home (point out why the size would be appealing to today's buyer), and amenities like the room sizes, finishes, and benefits your home has to offer.
