When selling your home, staging is an incredibly important step. Maintaining how your home looks throughout the selling process will be essential. 

It’s critical to remember that how you live in a home is not how you sell a home. Also keep in mind that buying is an emotional decision. When you stage a home, you are projecting a certain lifestyle. While looking at your home, try to do so from the perspective of buyers. 

Buyers need to be able to see themselves in your home. In order to achieve this, you should remember to declutter, depersonalize, and appeal to all five senses. 

However, try not to go too far. As counterintuitive as it may seem an empty room will actually seem smaller. You should strike a perfect balance in open space, and show the buyers how the home could look. 

Don’t assume a buyer will be able to look past details like a scuffed-up floor or torn carpet. These things will hurt the appearance of your home and should always be replaced or fixed. 

Furniture, too, is tricky to adjust. Having too much or too little isn’t the only issue, though. Furniture should be well-placed and should fit today’s current tastes. 

Clutter, though, should always be eliminated. As I like to say, clutter eats equity. One home feature that is often extremely cluttered is the closet.

While you, as a seller, know that the closet doesn’t actually have less space just because it’s full, buyers will look at a stuffed closet and see a smaller home, overall. Staging a closet to show off its space will be critical. 

Multiple studies have shown time and time again that a properly staged home will always sell for more. In fact, the difference is usually between 3% to 10% more. Properly staged homes will also sell more quickly. 

These days, the appearance of a home is even more crucial than it once was, since curb appeal starts online. Great staging will lead to great photos. Great photos will lead to a great first impression, and first impressions are massively important to any home sale.
