Why Pricing and Presentation Matter to Sellers in a Shifting Market

Proper pricing and presentation will be crucial to your success when you list in a shifting market, and today we’ll explain why.

Pricing and presentation are important in any market, but even more so in one that is changing—especially when buyers have more choices, feel a decreased sense of urgency, and, quite frankly, are just pickier.

Effectively pricing your home will be essential to making your listing stand out from others on the market. Great presentation will also be key in making yours a property that buyers can’t afford to skip over.
Sellers must put their best foot forward in order to make potential buyers feel great about their home.
When it comes time to list, your home should be well staged and in great condition, should appeal to all five senses, and should also appeal to a buyer’s emotions. Sellers must put their best foot forward in order to make potential buyers feel great about their home.

When Is the Best Time of Year to Sell Your Home?

When is the best time to sell your home? You may think you need to wait for spring, but that’s not necessarily the case.

When is the best time to sell your home?

I get asked this question all of the time, and my answer may surprise you.

I’ve been in the real estate industry for almost two decades, and I’ve found that there is a natural balance between the number of buyers in the market and the number of homes for sale. That’s not always the case, but I would say it’s true more often than not.

There does tend to be more buyers in the early part of the year through mid to late summer, and fewer buyers in the market during the fall and winter. That said, the number of homes for sale follows the same path; there are more in the early part of the year than at the end of the year, so there tends to be a balance.

Most importantly, it only takes one buyer to sell a home. You just need to find one well-qualified buyer to purchase the property.

Market conditions are forever changing, sometimes for better and sometimes for worse. Market conditions are driven by numerous factors, but the time of year itself is not something that drives the value of your home.

Success in selling comes down to three major factors: pricing, staging, and condition. This is true anywhere in the United States for any type of home.

When you have a home in good condition that’s been staged and priced properly, that home will sell in a short amount of time for the most money.

Ultimately, the best time to sell a home is when the time is right for you. If that happens to be the early part of the year, great. If you have to sell later on in the year, that’s fine too. Other than right before the holidays, I don’t think there is a bad time of year to list your home. It’s not true that you have to wait until after the Super Bowl to put your home on the market. It all depends on when the time is right for you to do so.

Ultimately, the best time to sell is when it makes the most sense for you.

These Staging Tips Will Make a Huge Difference

Staging your home and doing so well is incredibly important in today’s market. Always remember these tips.

When selling your home, staging is an incredibly important step. Maintaining how your home looks throughout the selling process will be essential.

It’s critical to remember that how you live in a home is not how you sell a home. Also keep in mind that buying is an emotional decision. When you stage a home, you are projecting a certain lifestyle. While looking at your home, try to do so from the perspective of buyers.

Buyers need to be able to see themselves in your home. In order to achieve this, you should remember to declutter, depersonalize, and appeal to all five senses.

However, try not to go too far. As counterintuitive as it may seem an empty room will actually seem smaller. You should strike a perfect balance in open space, and show the buyers how the home could look.

Don’t assume a buyer will be able to look past details like a scuffed-up floor or torn carpet. These things will hurt the appearance of your home and should always be replaced or fixed.

Furniture, too, is tricky to adjust. Having too much or too little isn’t the only issue, though. Furniture should be well-placed and should fit today’s current tastes.

Clutter, though, should always be eliminated. As I like to say, clutter eats equity. One home feature that is often extremely cluttered is the closet.

While you, as a seller, know that the closet doesn’t actually have less space just because it’s full, buyers will look at a stuffed closet and see a smaller home, overall. Staging a closet to show off its space will be critical.

Multiple studies have shown time and time again that a properly staged home will always sell for more. In fact, the difference is usually between 3% to 10% more. Properly staged homes will also sell more quickly.

These days, the appearance of a home is even more crucial than it once was, since curb appeal starts online. Great staging will lead to great photos. Great photos will lead to a great first impression, and first impressions are massively important to any home sale.

Four Ways to Increase Your Chicago Home’s Sale Price

Selling your Chicago home isn’t a simple process. At least if you want to get top dollar for your sale, that is.

There are many different things that go into selling your home for the most money possible. Here are four ways to prepare your Chicago home to get this result.

1. Make sure you declutter the home in every way possible.

2. Depersonalize the home. It may be a bit painful at first, but it will bring positive results.

3. Make sure you have professional-looking photos and marketing materials. These help you put your best foot forward because these days, the first showing takes place online instead of in person.

4. Curb appeal. Your property has to look great from the outside. If it’s a condo, this includes the common areas.

You must take all these things into consideration.

The bottom line is that it’s no longer about you. It's about the buyer and what’s most important to them. To figure that out, you must take all these things into consideration. Your home must appeal to the greatest number of buyers possible in order to net a great sale price.

Finally, it’s imperative that you choose the right agent. You want someone who has had success in the community and in their business. Ask them questions so you can learn more about their business and if you are comfortable working with them. It’s vital that they know what they are doing in order to get you the results you want.

To Catch a Buyer, You Must Think Like a Buyer

When you sell your home, it's vital to put yourself into the mind of today's buyer.

It's important to understand how homebuyers think in today's market. These are the important things to keep in in mind:

1. Overall marketing: Always keep in mind how you're addressing buyers' thoughts and concerns about homes that are out there and reflecting it in your marketing strategy.

2. Local and hyperlocal trends: Have this information down pat, even down to the block. This allows you to address any and all questions your target buyer might have.

3. Condition, pricing, and staging: Think about how they all appeal to today's buyer. Pricing is important in any market or any area. Your Realtor can help you best position your home within the market, but it really comes down to three things: location (you can't change it, but you can play up why your home's location is great), size of your home (point out why the size would be appealing to today's buyer), and amenities like the room sizes, finishes, and benefits your home has to offer.

Consider how these factors will appeal to the modern homebuyer.

These 3 Factors Will Determine the Success of Your Listing

There are plenty of important factors you need to consider when selling your house, but these three will prove to be the most important.

When you want to sell your house, there are a number of things you want to think about to prepare it for the market. These are the most important keys to consider:

1. Pricing: This might be the most important of all that you need to get right. When your home sits on the market, it typically ends up costing you money as the seller. The key is to be accurate and price well within your market. Homes that sell faster generally sell for more money as well.

2. Staging: The way a home looks when a buyer walks through is very important. Make sure you go through this with a fine-toothed comb because every minute you spend on it up front will save you time, headaches, and even dollars down the road.

3. Condition: Are your hardwood floors scuffed or is the carpeting trashed? Think about all of the parts of your home. Your home needs to be in good condition for buyers.

There are plenty of other nuances involved with the real estate sale process that I'd be happy to tell you about. Just give me call or send me an email. I look forward to helping you.
